Jefferson County and the surrounding Birmingham metro is our primary focus. This includes Birmingham city, Bessemer, Hoover, Gardendale, Center Point, Trussville, Irondale, Fultondale, and all surrounding suburbs. Shelby County deals are considered case-by-case.
Jefferson County CoreOur buyers need to make money — and so do we. Deals with at least $20,000–$25,000 of spread between purchase price and ARV (after estimated rehab) move the fastest. Thinner deals are harder to dispo and take longer. Don't inflate your ARV — our buyers know this market.
Min. $20K Spread PreferredWe need enough runway to find the right buyer without pressure. Deals with at least 14–21 days remaining on the contract are ideal. Shorter timelines can be worked but limit our options. Submit as early as possible — don't wait until you're in a corner.
14+ Days PreferredSingle family residential is our bread and butter. We also work small multifamily (2–4 units). We do not currently work commercial, land, or mobile homes. Condition ranges from light cosmetic to full gut — our buyers work across the spectrum as long as the numbers make sense.
SFR & Small MF OnlyYour contract needs to be assignable. If there's an anti-assignment clause or any legal complexity on the seller side, flag it upfront — don't surprise us mid-process. We'll work through it if we can, but we need to know what we're dealing with from the start.

Defined fee split — The exact percentage each party receives is written into the agreement before we start any dispo activity. No verbal agreements.
Buyer ownership — Our buyers are our buyers. You agree not to contact or transact directly with any buyer we introduce without our involvement for the duration of the deal.
Contract deadline acknowledgment — You confirm the closing date on your purchase contract and agree to keep us updated immediately if the timeline changes.
Deal scope — The agreement covers this specific property only. It does not create any ongoing partnership or obligation beyond the identified deal.
If the deal falls through — If the seller backs out or the deal dies through no fault of either party, neither party owes the other anything. Clean break, no hard feelings.
Real numbers — Don't pad your ARV or hide rehab issues. Our buyers know this market. Inflated numbers waste everyone's time and kill deals.
Assignable contract — Confirm before you submit that your purchase agreement allows assignment. If it doesn't, tell us and we'll evaluate whether a double close makes sense.
Responsive communication — When we have a buyer with questions or a showing request, we need you available to help coordinate access and answer seller-side questions quickly.
No back-channeling — Once we're in agreement, don't work the deal through other channels simultaneously without telling us. Transparency keeps the relationship clean.

On a well-priced deal with solid numbers, 3–7 days is realistic. Deals that are priced correctly and have good margins move fast in this market. Overpriced deals drag or die — we'll tell you if we think your number is too high before we start.
Great — bring what you have. It doesn't change the JV structure. You've still got a deal you need moved locally, and we've got the relationships and local presence to get it done. Our buyer pool adds to yours, not competes with it.
